Plans for skyscrapers at Citadel's headquarters in Miami revealed.
Sep 3, 2024
The CEO of Citadel, Ken Griffin, presented the plans for the company's 1,032-foot tall headquarters in Miami, revealing a conical super tower that will feature office space and a hotel at the top.

The planned 54-story tower at 1201 Brickell Bay Drive will have 1.3 million square feet of office space and 212 hotel rooms.
The leader of the investment firm is planning a tower at 1201 Brickell Bay Drive with 1.3 million square feet of office space and 212 hotel rooms on its top 14 floors, according to documents filed with Miami-Dade County on Monday.
Griffin is personally developing the tower for Citadel and Citadel Securities, who announced their move to Miami in June 2022, according to a spokesperson for Griffin in an email. He plans to begin construction on the project in the third quarter of 2025.
“The development of this iconic world-class tower at 1201 Brickell will redefine Miami's skyline and further solidify this dynamic and vibrant city as a global destination for talented professionals and their families, businesses, and culture,” said the spokesperson.
The tower, designed by London-based Foster + Partners, will have a lobby on the ground floor with approximately 50 underground parking spaces for executives. A separate eight-level parking garage will be built across the street at 1221 Brickell Bay Drive, according to a letter of intent filed with the county.
The 54-story tower will be clad in glass with a white metal coating. The ground floor lobby will include a restaurant space, while the second level will be dedicated to a conference center with a ballroom, separate kitchen, and an outdoor terrace.

The lobby on the ground floor will include a restaurant space. A parking garage is planned across the street.
The office space will extend from the fifth to the 37th floor, followed by two levels designated for hotel operations. The hotel lobby and amenities will occupy the last three floors of the tower, with guest rooms between the 40th and 51st floors.
"The conical shape of the tower unifies its diverse functions, enhances structural efficiency, and creates an elegant marker on Miami's skyline," said Nigel Dancey, head of studio at Foster + Partners, in a statement. "An environmentally responsive façade draws on Florida's vernacular architecture, featuring a shading system with trellises to create a comfortable internal environment while maximizing views from this incredible location."
The project also includes a new public promenade along a previously inaccessible part of the Brickell Bay waterfront, which is slated to include restaurants with outdoor seating, according to the spokesperson. Field Operations, the designers of the High Line in New York and Underline in Miami, are designing a promenade in the project, landscaping, and roadway infrastructure.
Akerman attorney, Neisen Kasdin, submitted the application to the county on behalf of Griffin. The billionaire and the 37th richest person in the world seeks to use the fast-tracked zoning regulations, which are under the county’s jurisdiction, to increase the height and density of the proposed tower at the waterfront, near the Metromover station in the Financial District.
The application offers the first glimpse of what Griffin is planning for Citadel. Last month, his representatives submitted a pre-application to the county outlining the overall plan for the two sites, along with a third adjacent parcel where residential units could be constructed, although visual representations were not included.

A new public promenade designed by Field Operations, who also designed New York's High Line, is planned as part of the project.
Griffin has hired Philadelphia-based Gattuso Development Partners to advise on the project, the spokesperson confirmed. Initially, the corporation partnered with Chicago-based Sterling Bay to develop the project before separating from the firm last April.
Citadel spent a record $363 million in April 2022 to acquire the 2.5-acre waterfront site for the tower's development. Two months later, it paid $287 million for the 21-story building across the street, where it now plans to build the parking garage.
The company completed its acquisitions in Brickell in August 2022, when it paid $20 million for the 12-unit apartment building at 1250 Brickell Bay Drive, located between the planned tower and the garage. Citadel and Citadel Securities are expected to have about 500 employees in Miami by the end of this year, according to the spokesperson.
While building its new headquarters, Citadel will be the main tenant of the new office tower at 830 Brickell, which is scheduled for delivery by the end of this year. The investment firm took two additional floors in the tower in June, making it the largest tenant in the building with 130,000 square feet spread across eight floors.
