Former MLB player plans 41-story baseball-themed tower in Wynwood

A company led by former Major League player, Alex Guerrero, could build a 41-story tower in the Wynwood Norte neighborhood of Miami, under the state law Live Local Act.
The city's Urban Development Review Board will consider plans for Wynwood Tower on the 0.56-acre site located at 330, 334, 344, and 356 N.W. 37th St. on April 16. The site is just south of the ramp to Interstate 195. Currently, the property has two small residential buildings, which would be demolished.

AG Wyn LLC, based in Weston and managed by Guerrero and Rubén Rodríguez, acquired the property for 1.5 million dollars in 2018 and for 1.9 million in 2024.
Guerrero, born in Cuba, signed with the Los Angeles Dodgers as an international player in 2013. He played in the Major Leagues in 2014 and 2015, but injuries derailed his 2016 season and he was released. He later played professional baseball in Japan.
Wynwood Tower will feature baseball-themed murals.
The regular zoning of the site would allow for up to 12 stories. However, AG Wyn plans to bypass those restrictions thanks to the state law Live Local Act.
This law allows developers to ignore local zoning, height, and density regulations to build multifamily housing on commercial or industrial land, as long as 40% of the units are housing for workers with incomes at 140% of the area median income.

Wynwood Tower would have a total of 398,983 square feet distributed over 41 stories, with 234 residential units, 5,038 square feet of commercial space, and 257 parking spaces. It would have amenities on the 12th and 13th floors, including a pool, social lounge, and gym. There would also be more amenities on the 25th floor, such as an outdoor bar, a sky lounge, and a game room.
According to the Live Local Act, 40% of the units would be housing for workers. According to the Department of Housing and Urban Development (HUD), the median family income in Miami-Dade County is $79,400.

By utilizing the provisions of Live Local... our hope is that this project not only meets the immediate needs of the community but also spurs greater development and collaboration throughout the surrounding area.”

The tower would have 104 studios, 80 one-bedroom units, 49 two-bedroom units, and a penthouse. All worker housing units would be studios or one-bedroom units. The standard apartments would range from 400 to 897 square feet, while the penthouse would measure 9,749 square feet and include a private rooftop pool.
