Planned luxury car condominium in a Broward suburb

A company led by the founder of Ticket Clinic has proposed a condominium for the storage of collectible cars in Pembroke Pines.
The city’s Planning Board will consider the rezoning application for the 1.88-acre lot located at 18810 Pines Blvd., on the west side of the city and near Franklin Academy, on February 13. Dorado Bells LLC, based in Miami and led by attorney Mark S. Gold, founder of Ticket Clinic, purchased the vacant lot for $502,000 in 2020.
The city had previously approved the site for a 26,800-square-foot medical office building, but no construction took place. Now, Gold's company wants to change the zoning from general business to commercial, with an agreement that restricts the use to personal storage. However, the plans envision a very specific type of storage.
The condominium building for collectible cars would sell units to individuals for storing their high-end vehicles. Each condominium would include a bathroom and a small office on a mezzanine. The building would total 57,000 square feet, with 44,000 square feet designated for storage and 13,000 square feet of mezzanine space.
The preliminary site plan shows 26 condos for cars.
The developer compared it to the Auto Vault building in Fort Lauderdale. There is also a similar project in Doral, The Collection Suites, which is seeking to expand.
South Florida has smaller lots compared to other parts of the country, so affluent individuals with many cars often do not have enough space in their homes to store them. Additionally, South Florida has many seasonal visitors who may want to keep a car in the area even if they do not own a home.
Attorney Elizabeth Somerstein, based in Fort Lauderdale and representative of Dorado Bells in the application, could not be reached for comments.
